Tenant:  You know what would be nice?  If you didn’t make everyone pay rent in December!  That would be such a nice holiday gift!

Me:  That would be really nice, but unfortunately we still have to pay all of the property expenses in December.  We have the mortgage payments and insurance payments and utilities for the building and the landscapers and the janitorial crew and….

Tenant: Okay, okay.  You’ve made your point.  You really have no holiday spirit at all.

Me:  I’ll work on that.  So the reason I’m here is I’ve not yet received your December rent payment.  Have you already mailed that off or is there a problem?

Tenant:  OF COURSE THERE IS A PROBLEM!  I thought you’d give me the month for free as a Christmas gift! Now I don’t know what I’m going to do!  This is a terrible thing to do to people!  You are ruining Christmas for everyone!

Ho Ho Ho!  It’s all my fault (again!) that Christmas is cancelled!
